With our experience in the construction industry, we have an excellent network of GC’s and architects. If you already have these contacts, we can work with your existing team or you can try our connections to compare the differences. These are critical teammates that work with us to help achieve your construction design and build. The next step we will help with is getting estimates the project out to both GC’s and Architects and review the pricing with you to understand where the scope will fall within the budget that was determined in the pre-construction phase, along with confirming an estimated timeline of completion. We will then release the architect to start drawing the plans. There will be a 50% and 90% drawing review meeting with the architect to go over the construction drawings and to make any changes that you would like. Once the construction plan is set, we will send the project out for competitive bid to the general contractors along with a timeframe to build and turnover the project. At Mission, we have a have a minimum of three qualified and insured general contractors that will price the project. We will also complete a pre-bid walk if required and have a time allowance for any GCI to submit any request for information. Once we receive the bids, we will go over them with you and confirm we can meet the budget of the project and milestone schedule. Once this is confirmed, we will release the GC to start purchasing materials and coming up with their schedule to completion.
Project Management
The most critical part of starting any construction process is obtaining the permit. We work with the local building department to make sure that all of the proper documentation has been submitted so we can start construction. We always start with a project kick off meeting. This meeting will have all of the key team members which would be the architect, General contractor, mission, and yourself. The purpose of this meeting is to further align on the schedule, expectations and confirm the status on all material deliveries for the project. It’s critical to have open communication throughout the project and make sure that it’s tracking on schedule. To manage this efficiently, we always have weekly meetings with the team players so we can ensure that the project is progressing as planned. These meetings give the general contractor the ability to bring up any unforeseen issues that might come up onsite so we can work through them as they arise. We have control of staying informed by using construction management applications that have pictures, schedules and the ability to generate request for information. We also conduct site visits throughout the project to ensure what’s being reported is happening onsite. A major part of what we will help manage through the construction process is challenging any change orders that might arise. We will get all options to give you the best possible path forward with the project. Project Close Out
As the project comes to a completion, we are diligent about making sure the project meets the drawing design and specification intent. We do this by coordinating punch walks with the general contractor and the architect of record. If you are looking at doing an open remodel and need to complete the project in phases, we will ensure that there is a punch walk at the end of each phase along with a final punch. A major benefit that we provide is conducting a facilities training for your personnel, we go over the access to the building, lighting controls, plumbing fixtures with you and the general contractor. This helps introduce the building so it is an easy transition. If your project is a tenant fit out or ground up project, we will set a pre-punch walk three weeks prior to end of the construction date. We help ensure that all items on the punch list are documented and tracked for completion. We also track the final inspections that are required to get Certificate of Occupancy which will allow you to officially occupy the space. Once the punch items are complete you will have the chance to review and sign off that the work is complete. You will have a copy of the completed punch list report along with the completed inspection documents and warranty information.
